Strengths

  • Five-island Nakheel master plan with more than 60 km of waterfront and over 20 km of beaches, including a Blue Flag-certified beach.
  • A freehold zone open to foreign buyers, with golf, marinas and beach clubs planned across the five islands.
  • A second bridge to Bur Dubai (1,425 m, four lanes each way) is under construction by the RTA alongside the existing Infinity Bridge, improving mainland access.

Limitations

  • No schools, nurseries or clinics operate on Dubai Islands itself yet; the nearest options (nurseries in Abu Hail, Dubai Hospital and Mediclinic Deira in Deira) are a 10-15 minute drive away.
  • There is no metro station on Dubai Islands; the nearest stations (Union, Baniyas Square, Salah Al Din) are in Deira, and any Red Line extension to the islands remains unconfirmed.
  • Much of the community is still off-plan or under construction (Bay Grove Residences, Bay Villas, Rixos Hotel & Residences), so on-island retail and services are still being built out.

Lifestyle

Dubai Islands is Nakheel's five-island waterfront master plan (Central, Shore, Golf, Marina and Elite), built around more than 60 km of waterfront and over 20 km of beaches, including a Blue Flag-certified beach. Golf Island carries an 18-hole championship course, Marina Island is planned around multiple marinas, and Shore Island combines beach clubs with wellness and sports facilities, with landscaped parks running along roughly 2 km of shoreline. Much of the community, including Bay Grove Residences, Bay Villas and the Rixos Hotel & Residences, is still under construction.

Transport

The Infinity Bridge on Al Khaleej Street is currently the main entry and exit point for Dubai Islands, connecting to Sheikh Khalifa Bin Zayed Street and Sheikh Rashid Road. The RTA has awarded an AED 786 million contract for a second, 1,425-metre bridge to Bur Dubai, with four lanes in each direction, a capacity of 16,000 vehicles per hour, a dedicated cycling and pedestrian lane, and elevators at both ends; surface roads extending about 2,000 metres will link it to existing roads on both sides. There is no dedicated Dubai Metro station on Dubai Islands: the nearest stations, Union, Baniyas Square and Salah Al Din, are a short drive away in Deira. An extension of the Red Line to Dubai Islands has been discussed but is not confirmed, and Dubai's transport authority plans future water taxi and marine station links.

Schools

No schools or nurseries operate on Dubai Islands itself. The nearest nurseries, Spectrum Nursery and Tiny Tots Nursery, are in Abu Hail, about a 10-minute drive; the nearest school, Amna Bint Wahab School for Girls, is in Deira, about 13 minutes by car.

Healthcare

No clinics operate on Dubai Islands itself. The nearest healthcare options are in Deira: the public Dubai Hospital, Mediclinic Deira at Deira City Centre, and NMC Medical Centre in Abu Hail.

Before you buy

Dubai Islands is a freehold zone, open to foreign buyers under the same national framework as Dubai's other freehold areas (Law No. 7 of 2006 and Regulation No. 3 of 2006): a buyer of any nationality can hold full title to the unit and register it with the Dubai Land Department. Much of the community, developed by Nakheel, is still off-plan or under construction, so buyers should check each project's own handover date and payment plan. Dubai Land Department registration fees and other transaction costs are the same citywide, see our buyer costs guide for the current breakdown. Service charge is set per building by its owners' association and is not published in aggregate here.
