Strengths

  • A large-scale Nakheel waterfront masterplan, twice the size of Palm Jumeirah with over 100 km of added coastline and more than 90 km of beachfront, according to Nakheel.
  • A mix of formats: Coral Villas (7-bedroom) and Beach Villas (5- and 6-bedroom), plus Palm Central Private Residences apartments across three buildings.
  • Sustainability features built into the masterplan: solar panels, wind energy systems, district cooling and smart irrigation, per Nakheel.

Limitations

  • The community is still under construction: Nakheel's own progress tracker showed 26.75% overall completion as of 10 March 2026, with fronds K to P actively being built.
  • No schools, nurseries or clinics operate on Palm Jebel Ali itself yet; the nearest options are a 19 to 33-minute drive away.
  • The dedicated public access road from Sheikh Zayed Road and the nearest metro connection are still being built out, so on-island transport links are not yet complete.

Lifestyle

Palm Jebel Ali is a waterfront archipelago master-planned by Nakheel on Dubai's southern coast, spanning about 13.4 km and, according to Nakheel, twice the size of Palm Jumeirah with over 100 km of added coastline and more than 90 km of beachfront. The community combines two Nakheel villa collections, Coral Villas (7-bedroom) and Beach Villas (5- and 6-bedroom), with Palm Central Private Residences apartments across three buildings, alongside planned hotels, lifestyle malls, a waterfront promenade, beach clubs and a yacht club. Nakheel reports the masterplan is designed with solar panels, wind energy systems, district cooling and smart irrigation. As of Nakheel's internal inspection on 10 March 2026, overall construction stood at 26.75%, with fronds K through P under active building work.

Transport

Nakheel places Palm Jebel Ali about 16 minutes from Life Pharmacy Metro Station, 24 minutes from Al Maktoum International Airport, 25 minutes from Dubai Marina and 27 minutes from Palm Jumeirah. A dedicated public access road of about 6 km is planned to connect the island directly to Sheikh Zayed Road; the nearest Dubai Metro station is Danube, also on Sheikh Zayed Road. Until the island's own road and any future transit links are complete, access is by car via the mainland connection under construction.

Schools

No schools or nurseries operate on Palm Jebel Ali itself yet. The nearest options reported include Chubby Cheeks Nursery in Discovery Gardens (about 21 minutes), Blossom Marina Nursery in Marina Promenade (about 25 minutes) and Rainbow Valley Nursery in Jumeirah Lake Towers (about 26 minutes), with Al Ghaf Private School (about 29 minutes) and Dove Green Private School in Dubai Investment Park (about 33 minutes) the nearest schools.

Healthcare

No clinics operate on Palm Jebel Ali itself yet. The nearest primary care option reported is Care Blue Clinic in Mina Jebel Ali, about a 19-minute drive, with tertiary care available at Aster Cedars Hospital in Jebel Ali.

Before you buy

Palm Jebel Ali is a freehold community, open to foreign buyers under the same national framework as Dubai's other freehold areas (Law No. 7 of 2006 and Regulation No. 3 of 2006): a buyer of any nationality can hold full title to the unit and register it with the Dubai Land Department. The island is still under construction; Nakheel's own progress tracker (10 March 2026) shows partial completion, so buyers should confirm each unit's handover date and payment plan directly with Nakheel. Dubai Land Department registration fees and other transaction costs are the same citywide, see our buyer costs guide for the current breakdown. Service charge has not been published for this community yet and is not estimated here.
